Glenn Imboden of Coldwell Banker Commercial Sun Coast Partners Negotiates Sale of Sneads Ferry Quality Child Care Property at 103 Ridgefield Avenue to the Pope & Murphy FamiliesDecember 4, 2018
New Owners Continuing to Operate Center as Sneads Ferry Quality Child Care & Planning Expansion
SNEADS FERRY, NC – Glenn Imboden, an agent with Coldwell Banker Commercial Sun Coast Partners, recently negotiated the sale of 103 Ridgefield Avenue in Sneads Ferry, NC, a 6,534 square foot educational building with playground facilities that houses Sneads Ferry Quality Childcare & Preschool, a full-service child care company in operation for 30 years. The new owners are the Murphy family of Sneads Ferry and the Pope family of Hampstead. They are continuing to operate the business as Sneads Ferry Quality Childcare & Preschool and have retained the same staff and clientele.
For the purchase, Imboden represented the buyers and the seller was represented by Doyle Evans Realty, Inc.
Joyce Murphy has more than 30 years experience operating a Group Family Daycare business on Long Island, NY and Shannon Pope was a 2nd, 3rd and 4th grade teacher in Baltimore, MD for nine years. Both families (who are related) were eager to relocate to southeastern North Carolina and open a child care business. They hired Glenn Imboden to assist them in their search for a commercial property.
“This was an interesting transaction for both the buyer and the seller,” said Imboden. “We had looked at a number of commercial properties and had a particular medical building in mind but it required substantial upfit. The property at 103 Ridgefield Avenue was ideal, so I approached them without the benefit of knowing in advance that it was available. The timing was perfect, as the owners of the existing child care center were ready to retire. And it turned out it was listed, but wasn’t advertised. The Murphy and Pope families were thrilled because they were able to move into an existing child care business and the transition was seamless.”
In addition to purchasing 103 Ridgefield Avenue, Murphy and Pope leased an additional 1,500 square feet at 1092 NC Highway 210, Unit 3, which adjoins their property. Imboden represented the tenants in the lease. The additional space, which will house the Center’s preschool and before-and-after school programs, will be open prior to the first day of school, which is Monday, August 27.
“This is really a family affair,” said Shannon Pope. “The center has been in business for 30 years. We have families who were here as children and now they have their own enrolled here. All of our children are really nurtured and it’s just wonderful to know how dedicated the staff is to each family.”
Sneads Ferry Quality Childcare has 20 employees and is open from 6:00 A.M to 6:00 P.M., Monday through Friday. The center accommodates 140 children, from newborns through middle school. A full-service, on-site kitchen prepares and serves breakfast, lunch and an afternoon snack daily.
