26,000 Square Feet of Commercial Office Space Sold to Long Creek Holdings of FloridaSeptember 21, 2016
Hank Adams, a broker with Coldwell Banker Commercial SunCoast, recently negotiated the sale of the top two floors of Howe Creek Landing in Wilmington for $4.4 million to Long Creek Holdings of Florida. Howe Creek Landing is a 3-story, Class A office building constructed in 2006 and conveniently located at 700 Military Cutoff Road in the Mayfaire area. Adams was hired by DI TN No. 2, LLC of Texas, the seller, to locate long-term tenants for the property and then coordinate its sale.
Adams negotiated two long-term leases for the second floor of Howe Creek Landing: 4,241 square feet to Oschner Eye, a glaucoma and cataract practice, and 6,827 square feet to Movement Mortgage. The third floor is leased in its entirety to BioComposites, Inc., a manufacturer of synthetic calcium composites for bone regeneration. Each of the floors features 13,000 square feet of Class A office space. With three long-term leases in place, Adams then focused on locating a buyer for the 2nd and 3rd floors. The sale to Long Creek Holdings closed on August 31, 2016. Deedy Vincent of Intracoastal Realty and Lynn Harris of Century 21 Sweyer & Associates represented the buyer in the sale.
