Ms. Harris handles day-to-day activities and coordinates tenant and owner interaction.  She oversees the property management  team which manages over 560,000 SF of space from Marion, SC to Jacksonville, NC.  Some of the local properties include Porters Neck Shopping Center, Progress Point, Lumina Commons and many other retail, commercial, medical, office and owners’ associations.  Sarah has been in Real Estate since 2004 working in both property management and commercial real estate development.  She has been with Coldwell Banker Commercial-Sun Coast Partners for almost two years and has been an excellent addition to our property management team.

 Cody Cress as Agent of the Year for 2010.

Congratulations to Cody Cress who was just awarded 2010 Agent of the Year for Coldwell Banker Commercial Sun Coast Partners, LLC!  Cody experienced a strong year in a down market with over $6.5 million in transactions exceeding 150,000 SF of space that was either sold or leased.  Cody would like to thank all of his past and current Clients for their trust and support, as well as the cooperating brokers involved in the transactions.  Cody’s background in engineering, business management and commercial real estate ownership combined with 4 years of full-time brokerage experience with Coldwell Banker Commercial, has provided the ability to advise Clients in this challenging economic climate. His technical abilities specifically in research and analysis, database management, marketing and the internet provide the tools needed in today’s fast-paced, dynamic times. 

Cody received a BS Environmental Engineering degree from NC State in 1994.  He spent more than 10 years in the environmental field where he last worked with an environmental instrumentation business. At the age of 28, Cody became the youngest General Manager to hold the position with the company.  Seeking a better quality of life, he moved to Wilmington in 2007, where he and his wife, Lori, look forward to raising their family.  Cody is currently training for a half marathon.  His goal in 2011 is to continue advising people to improve their financial situations with either the acquisition or disposition of commercial real estate.  Cody specializes in industrial and office properties, and plans to continue his strong representation of his Clients’ interests.

Chuck Lydon and Tyler Pegg of Coldwell Banker Commercial Sun Coast Partners, LLC are proud to announce the sale of Porter’s Neck Storage America.  This storage facility is located at 8137 Market Street, Wilmington, NC 28411.  This property is a mini-storage facility with seven (7) buildings containing 154 units, located on 5 +/- acres. Emrose Corporation, headquartered in Henderson, North Carolina, has acquired the property and is planning to add climate-controlled units to meet the market demand.

He specializes in commercial sales, leasing and development. He has negotiated transactions in the retail, industrial, office and hospitality areas in North Carolina and throughout the United States. Through all of his prior experience, Chuck has the capability and knowledge to understand the needs and requirements of his clients and prides himself in always placing the client first.

COLDWELL BANKER COMMERCIAL — TEAMING UP TO MAKE SALE

Three brokers at Coldwell Banker Commercial Sun Coast Partners, LLC worked together to sell a 5.52 acre tract of land for $770,000 in Wilmington, NC. Jonathan Washburn, Cody Cress and Erik Guffrey teamed up to generate a contract between Echo Condominiums, LLC, local sellers, and Smith/Packett, an independent health care facilities developer out of Roanoke, VA. The property is located on Independence Extension near the Cape Fear River, adjoining the fairways of Echo Farms Country Club. Smith/Packett has plans to construct a 60-bed Assisted Living Facility on the site, including a sorely needed Alzheimer’s component. The closing took place on June 3, 2010 at the law offices of Parker, Poe, Adams & Bernstein, LLP in Raleigh, NC.

Although the property was already zoned “MF-Multi Family”, the intended use as an Assisted Living Facility created a location issue in violation of the proximity limits between group homes. The solution required a zoning change to “O+I Office Institutional” together with a Conditional Zoning approval for the location of a group home. Complex text amendment possibilities were proposed, together with various zoning changes, and ultimately the correct formula was found which passed the Wilmington Planning Department review and received affirmative votes from Wilmington City Council.

This transaction highlights the teamwork approach available at Coldwell Banker Commercial where sophisticated buyers and sellers seek specific outcomes and governmental regulations must be considered. Although the complications created a transaction path lasting more than a year, the final solution was achieved meeting the specific requirements over every party.
